A super clean dramatic and sunny two floor apartment located at the edge of downtown one block from the visitors center with a private street level entrance. It's close to the waterfront, cafes, nightlife, the ball park, and has off street parking. You’ll love the ambiance, the light, and the colonial neighborhood. It's professionally cleaned and we’ve got a minimum 3 day gap in rentals if not longer. This is a big place in a 3rd floor walkup, it's good for several couples, families and groups.

About the space! The ingenious architecture of the floor-through area over the living and dining area is the most impressive feature. It creates a dramatic yet easygoing ambience where people can congregate in numerous places and still feel a part of things. In short it has a fantastic setup for a group.

When I redid the kitchen I continued the open plan. The island puts the Jenn-Air grill-top range in the center of the kitchen with the island bar facing the chef. It's a very social kitchen.

Both bathrooms are brand new with floor to ceiling tile and quality, all-glass shower enclosures. The 3rd floor has a nice cylindrical enclosure with shelf bump-out to put a foot on. The 4th floor has an amazing shower door, a single pane of tempered glass which swings open. It's pretty grand. I was able to get this to work by making the actual bathroom door a pocket door which disappears into the wall.

89 Thames is a nice combination of airy and bright with warm and cozy. Very relaxing and very social.

We provide a perfectly sanitized space, cleaned with masks on and completely wiped with sanitizer. We have bottles and wipes for your use as well.

We'll send you the door code. Once inside you'll have sets of keys to the actual apartment. Nobody but your group will use this entire stairway and entrance

Parking is along the building - diagonally up against the black brick wall

The front stairs are for your group only. The back stairs are for the year-around tenants and only to be used as an emergency exit. Please don't hesitate to go out the back in an emergency!

The door to the back stairs is also the door to your outdoor deck. The third floor deck is all yours!

The counseling center next door has a morning meeting and occasional an afternoon one too. Apparently they have no waiting room. You may see people lined up outside for 5 or 10 min waiting to get in. Occasionally they smoke outside and steal our parking spaces but are usually all gone in a 1/2 hour.

Our place is up two flights of steps. It's not hard but the first flight of steps is unusually steep.

We are on one of the most impressive streets for colonial architecture in the country. Driving down "upper" Thames Street is a trip back to the 1700's with numerous side-by-side tiny wooden homes, many built around 1750. As you get to our place you'll see more Victorian era buildings with triple decker similar to ours minus the store front. Our direct neighbors are an architecture firm in a converted Baptist church, Sail to Prevail in a cute 1940's storefront, another architecture firm in a Newport Restoration Foundation 1700s colonial building on one corner, and a counseling center in a mid century brick on the other corner. Around the corner is another Victorian with long term tenants and an Airbnb unit as well.

The restaurants begin a block away in nearly every direction with the closest being the White Horse Tavern (Amercia's oldest inn), Perro Saldo for urban Mexican and great live music. On Washington square is the incomparable Stoneacre Brasserie and next door the brand new Barcino. A block farther on Marlborough gets you to Mission for a hip vibe with locally crafted dogs and burgers and a whole string of great deals at bars/pubs on the first block of Broadway. On Thames there is the Brick Alley pub and Buskers. Another few blocks and it opens out to the waterfront wharves with another 1/2 dozen famous higher end options.

Also the other direction, North on Broadway, and a similar 10 minute walk is a fantastic cluster of restaurants frequented by most locals and a must visit stop for visitors. You'll find Salvation Cafe, Noreys, the Fifth Element, Caleb and Broad, and Malt ... options, options!

I grew up in Newport about 1/4 mile from 89 Thames. Although I'm what they call a 'true Newporter' I like to leave town and travel the world, that said I just love Newport and have always come back home. I'm a photographer and maker of things. The ground floor of the building is my studio/gallery and I've been working out of there as an artist, craftsman and freelance photographer since 2000.
