Hello, my name is Derek & I am a SUPERHOST! :) The following of which you are about to read may be lengthy – but I promise that I do my best to lay out all of the details and answer any questions you may have upfront. If you manage to read all of this and make it through to the end, you will have a great general idea of what it will be like staying at my place. If you are short on time and only need to know the super important stuff, please scroll down and read, at least, sections 4, 11, 15 and 16. Here we go! We’ll start off with a little quick bit about myself: I was born and raised in the beautiful city of Manhattan, New York. I moved to Orlando when I was 12 years old. I graduated from UCF in 2012 with a Bachelor’s degree in Business Marketing and I now work full time as an Account Manager. I absolutely love music and DJ as a side hobby at many local clubs/bars/restaurants. I work many other private events as well, such as birthday's, weddings, and high school proms/homecomings. I also enjoy watching TV/movies, collecting "Funko Pops" (I have quite a large collection), going to the area theme parks, jet skiing, meeting new people, and just socializing in general. If you decide to stay at my place, feel free to start a conversation with me about anything! I live with my girlfriend, Nena, and we both enjoy interacting. Many of our previous guests have built friendships with us that will last forever and have even extended their stays for this reason! I'm the kind of person who likes to know all of the details up front. I try to be as clear and straightforward as possible without sugarcoating or beating around the bush. I will attempt to answer all of my most frequently asked questions here in one shot. If there is something that I may have missed, or if you have any other questions that I do not answer below, feel free to ask me in a direct message! :) 1) LISTINGS - I have multiple listings. If the listing you are looking at shows no availability for the time frame you would like, please check out another one of my listings. If you have any questions regarding any of this, please feel free to message me directly. All of the rooms are PRIVATE bedrooms (no shared rooms). I often have multiple rooms in my house rented at the same time so it is not uncommon to see or hear other guests while staying in my home. 2) AMENITIES - I do provide basic necessities, meaning all of the rooms I offer come equipped with a standard/queen size bed comfortable enough for two guests, pillows, bed sheets/comforters, towels, toilet paper, a closet with hangers, a writing desk, and a ceiling fan with soft white lighting. You will also have access to an iron/ironing board, coffee make, and toaster. I do have security cameras in the communal areas of my home, which include the kitchen, living room, and outside driveway areas. 3) DISTANCES - My home is approximately: 5 minutes from Valencia College. 5-10 minutes from UCF. 15-20 minutes from Downtown Orlando. 15-20 minutes from Orlando International Airport. 15-20 minutes from Sanford Airport. 25-30 minutes from Universal Studios and International Dr. 30-45 minutes from Disney World. DISCLAIMER - Please note that the time frames provided here are approximate DRIVING (in your own personal vehicle) distances and are completely dependent upon road conditions. Weather and traffic in Orlando is very unpredictable and can add time to any trip, especially during morning and afternoon rush hour. Also, this is Florida - meaning that there is basically nothing within "walking distance", unless you don't mind being drenched in sweat or rain by the time you walk to your destination. I HIGHLY recommend having your own vehicle during your visit. Orlando does have a public bus system called Lynx - however, I have never used it and cannot advise much about it. If you do not have your own vehicle, you could always Lyft/Uber, but that can get pretty pricey in the long run. I am unable to provide rides to any of my guests. I am usually very busy most of the time and cannot commit to picking up/dropping off guests. Message me directly if you have any questions regarding any of this. 4) CLEANLINESS - The one thing Nena and I are very strict about is being CLEAN. We consider ourselves to be very clean people and expect the same from any of our guests. We ask that you clean up after yourself as if it were your own home. This includes cleaning any dishes you use, taking your shoes off when walking into the house, and keeping the shared bathrooms clean after use. This also includes leaving your room clean upon your departure. Long term guests are expected to keep their rooms tidy during their stay. Please also note - there is NO SMOKING allowed on my property. We pride ourselves on our good reviews and want every guest to come home to a clean environment! 5) KITCHEN - Your stay includes full access to our kitchen. Feel free to put your food in our pantry or fridge - we will make space for you. We ask that you do NOT bring or eat food inside the bedrooms. Please note that breakfast is not included in any stay. However, there have been plenty of times where we will invite our guests to eat dinner with us. 6) WIFI/TV - You also have full access to our living room. We do not have cable, but we do have a fast internet connection with WiFi and a Netflix subscription. Feel free to watch TV in the living room at any point during your stay. 7) PARKING - Free parking is available to all guests. Please message me directly so I can tell you where to park. 8) LAUNDRY - I do have an available washer and dryer. Please message for more details regarding this matter. 9) TEMPERATURE - We typically keep our thermostat around 76 degrees depending on the temperature outside. This is a standard temperature that most people have told me they are comfortable with. We can adjust the temperature on a guest by guest basis but please note that temperature will NOT be set below 74 degrees or above 79 degrees. 10) BEDROOM DOOR LOCKS – All of my rooms can be locked from the inside – but cannot be locked from the outside. For security purposes, I need to be able to enter the room at any time if necessary. The only exception to this rule is for long-term guests. Please message me directly with questions regarding this matter. 11) CHECK-IN & CHECK-OUT - I am pretty flexible when it comes to check-in. My general rule of thumb is check-in time is anytime in the afternoon on the day you are arriving, and check-out time would be by 11AM at the latest on the day you are departing. This is not something that is set in stone. Everyone's situation is a little different and I know circumstances can change. Please reach out to me if you need special accommodations regarding check-in or check-out. 12) NO PETS - I do NOT allow pets at any of my listings, as many people are allergic to cats/dogs – this is something that is set in stone. I apologize for any inconvenience this may cause. 13) PRICING - As far as pricing of the rooms go, I keep my listings on “Smart Pricing” which is a tool Airbnb allows hosts to utilize pricing to stay competitive with other hosts in my area based on supply and demand. Basically, they decide the price for me. This has worked out well for both my guests and I, as the price is usually fair. I am a firm believer in the phrase “you get what you pay for”. Please understand that Airbnb is a price friendly alternative to a traditional hotel stay. I keep my rates competitive based on the amenities I provide. Now, all of that being said, I do allocate DISCOUNTS for long-term stays. I offer: 10% off for a 1 week long stay. 15% off for a 2 week long stay. 20% off for a month long stay. If you would like to inquire about a longer extended stay, please message me directly. Price can vary and is subject to change. I am open to the idea of long-term stays as long as we feel that it is a good fit for both parties. 14) REASON FOR STAY - I also ask that if you decide to book a reservation with me, please include a short message describing yourself and the reason for your stay. 15) THIRD PARTY RESERVATIONS ***IMPORTANT*** - Please do NOT book a reservation for a third party without my knowledge! This means: do not book a reservation under your personal account, and then send a family member or friend in place of you. These reservations will be cancelled without refund if you do not disclose this information prior to arrival! 16) EXTRA GUESTS - Please be sure to book a reservation for 2 if you are bringing anyone along with you. Pricing for a second guest is an extra $10 per night. Discounts will still be put in place depending on how long the reservation is. Please also note, any guests not on the reservation are not allowed on the property without permission from either Nena or myself. 17) POTENTIAL FOR LOUD NOISE - Believe it or not, this is something that needs to be addressed. Please note that if you are staying in my personal home - like anyone's personal home - there is a potential for loud noise at any moment during the time of your stay. Nena, myself, and other guests frequently come in and out of the house at various hours. We are consistently cleaning the home for your enjoyment. We watch TV. We occasionally listen to music. We also converse amongst each other and our guests, etc, etc... These are all examples of basic normal events that could create noise in our home. Our walls are NOT sound proof. If you are the type of person bothered by these types of occurrences, you may want to consider another listing. Our home is not one of dead silence where you can hear the pins drop. Now all of that being said - rest assured - we definitely won't be vacuuming or throwing parties at 3am. We do not do anything out of the ordinary to create unnecessary noise. If at ANY time, it is too loud and you are being disturbed, please do not hesitate to make Nena or myself aware. We can easily make adjustments to make your stay as comfortable as possible. If you have any questions regarding this, please let me know! :) 18) OPEN COMMUNICATION - This is probably something that I cannot stress enough. I keep a very open line of communication with all of my guests. I give my personal phone number out to anyone who stays with me and encourage them to let me know if there is anything they need at any time! If there is a problem during your stay, let me know! If your request is within reason, by all means, we will help you out! While it may sound like I have a lot of rules to follow, I can promise you that we are a very laid back couple (as long as you treat our home with respect). Do not wait until the end of your trip or when it's time to do the review to let me know something was wrong. I work with everyone and want to make your stay as pleasant as possible! :) Now - If you have managed to make it this far, I commend you. Congratulations! I know that was probably a lot to read and sort through, but as stated, I like to put all cards on the table! LOL. Other than all of that, I am an open book! I take Airbnb very seriously and treat all of my guests with the utmost respect. I have been hosting for over a year now and have met all types of different people from different walks of life. I have enjoyed my experiences meeting new people, making new friends, and would love to continue to bring diversity to the Airbnb community. If there is one last thing that I can ask of anyone planning to book – it’s that you respect Nena and I as hosts and adhere to all of our house rules. Practice common courtesy by cleaning up after yourself and being considerate of us and other guests in the house. I thoroughly believe you will enjoy your stay with us should you choose to book.
