The space is appointed with luxe bedding/towels, new mattresses, furnishings & décor. Fully equipped kitchen, 3 bedrooms-sleeps 9, 1.5 baths, washer/dryer, central air, hardwood floors throughout, both reclaimed and new. Private entrance, fenced in yard, patio + free parking. Gather the family or friends and stay & play here in Portsmouth. 1 night min.

Centrally located unit. No need to drive...steps from shopping, dining, yoga, spa services, museums & entertainment. Just a short car or bike ride to several beautiful beaches that neighbor this quintessential New England city.

Condo is suited for everyone...essential business travel amenities, couples, groups, and solo adventurers are welcome.

As a top-pick coastal destination, this city offers a charming harbor, green urban parks, diverse museums, historic mansions, and unique attractions. Go for a stroll in Prescott Park, explore the outdoor Strawberry Banke Museum and tour historic mansions like the Moffatt-Ladd House right outside your doorstep. All are within walking distance from your stay at the condo. Best things to do with kids include Discover Portsmouth, USS Albacore and the Isles of Shoals.

All necessary linens and extra pillows, sheets, blankets and comforters are provided. Cooking and dining essentials include dishes, stemware, silverware and cookware. Washer & dryer, clothing steamer, and blow dryer are provided as well.

NOT PERMITTED: Parties, smoking, burning candles, movie rentals (on demand) fireplace use, pets, excessive noise, and loud music after 11:30pm. Please be mindful of the adjacent tenants in the building. As your host, I reserve the right to ask you to leave if any guests violate the house rules.

NOTE: If you are a new traveler/renter with Airbnb, please complete the verification process prior to booking your stay, or at the time of booking. If not completed, your stay/vacation will be cancelled automatically by Airbnb. You risk the dates you've selected being booked by another guest, and you will also have to wait to be refunded (5-15 days).

Parking - only 2 spaces are provided for free. You can park in any unmarked or numbered space in the parking lot. We cannot accommodate 3 cars parked in the parking lot at any time. If you need parking for a third car between the hours of 9am and 8pm you will need to use one of the free lots nearby, pay for parking on the street, or pay to park in the Hanover Street parking garage directly across the street from the condo unit. The Hanover Street Parking Garage does allow overnight parking as well. If snow is predicted the night of your stay, please move your car out of the free parking lot to allow the lot to be cleared/plowed. The parking spaces for the condo are located behind the unit between 2 brick buildings, left side is marked private driveway. The condo’s entrance is behind the fence to the far end of the parking lot. It’s the only unit with a fenced in backyard. The building is dark navy blue and you can enter via 4 digit keypad code. The code will need to be provided by each guest and will match the last 4 digits of your phone number used to make the reservation. Keys are left onsite in case of a keypad failure.

CHECK-IN:

Please go through check-in process prior to arrival through the Airbnb app. Step by step pictures and instructions will automatically be sent to you from Airbnb. All the information you need to access the condo and parking lot is provided in the check-in process.

IMPORTANT...PLEASE READ

Any group bookings with be charged $25 PER PERSON, PER NIGHT AFTER 4 GUESTS. We’ve had many groups booking and paying for 4 people and showing up with 6-8 guests. Please be upfront with how many guests are staying when booking and pay for additional charges per person as cleaning fees paid out to the cleaning service increase with 5 or more guests. This unit takes 3.5-4 hours to clean thoroughly when 5-8 guests stay. The space is always left immaculate for all guests when cleaning services are rendered. If you do not pay upfront for ALL guests that are staying, you will be billed for extra guests during your stay, or prior to check-out. If you book a stay in advance and then find that more people would like to join, please inform me of extra guests and kindly send additional payment. It’s unfortunate that I have to add this to my listing, but we’ve had quite a few bookings where guests are not being honest about how many guests are staying.

Lastly...guests will be charged for items that are destroyed. Normal wear & tear is my responsibility. If you spill red wine on a comforter while drinking in bed and we cannot remove the stain, you will be asked to replace the comforter or mattress if the stains do not come out. Wine & food stains on comforters are easily avoidable if you eat & drink in the kitchen, living room, dining room or outside patio :) The same goes for any rugs. I understand accidents happen and beverages get spilled on rugs, please clean up to the best of your ability. The cleaning staff will assess after check-out. If furniture is broken during your stay, please inform me immediately and damages will also be accessed after check-out. You will be asked to pay for furniture damages if excessive or reckless behavior is evident. Again...normal wear & tear, and in some cases, broken furniture is acceptable.

The most important thing is that my guests have an enjoyable stay. With that in mind, I’ve tried to bring forth all the comforts of home with comfy beds, nicely appointed decor and furniture, soft sheets, quality pillows & bedding, and provide an exceptionally clean space. All I ask is that guests be respectful and mindful of my home and take excellent care of it during your stay. Your understanding is much appreciated.
