TERMS AND CONDITIONS:
Must be at least 30 years of age (children welcome with adult parent 30 years or older).
No subleasing. Person renting house must be the person occupying the house.
Max 10 people. Absolutely no more than 10 (with children) - NO EXCEPTIONS.
You agree that the number of people that you paid to stay is correct. If your occupancy number changes you must contact owner and make arrangements to pay the difference.
No extra 'day guest'. You must discuss any day guest with owner prior to arrival.
All pets MUST be pre-approved.
No Smoking inside any structure.
No fire works launched anywhere on the property, board walk, or boat house (our insurance will not allow this)
Boats - PLEASE READ:
Boats 21 feet or shorter and without a tower will fit in our boat lift. Boats 22-23 feet and any boat with a tower that cannot be lowered, as well as all pontoon boats will have to be attached to our mooring whips along our board walk. Wake Boats are allowed (if they fit), but ABSOLUTELY cannot have water in the tank when lifted on boat lift or adhered to the morning whips. BOATS LONGER THAN 23 FEET WILL NOT FIT ON OUR PROPERTY. No more than 1 boat and 2 jet skis on the property at any time. You agree that you are responsible for any damage caused to boat house, mooring whips, or retaining wall and boardwalk from a boat you have brought or rented. You agree that you understand and will follow Texas Boating Laws.
Check-In time is 4:00 pm, and check-out time is 11:00 am. We can be flexible if there are no departures or arrivals surrounding your dates.
Cancellation Policy:
Standard Rentals:
60 or more days prior to date of arrival: Full Refund, less $125.00 service fee.
59 to 30 days prior to date of arrival: Forfeit 25% of deposit, plus $125.00 service fee.
29 days or less prior to date of arrival: No Refund.
Holiday Rentals (Memorial Day, July 4th, Labor Day):
90 or more days prior to date of arrival: Full Refund, less $125.00 service fee.
89-60 days prior to date of arrival: Forfeit 25% of deposit plus $125.00 service fee.
59 days or less prior to date of arrival: No Refund.

Bring your own boat or jet skis. We have a boat ramp at the end of the road. Plenty of off street parking for your boat/jet ski trailers and vehicles. You can also rent boats and jet skis at close by rental companies that will deliver to the boat dock.

My name is Christine Cotten, owner of Belize Travel Adventures. I began my travels to Belize in early 2004. Immediately falling in love with the country I continued visiting, making at least four trips a year. Ultimately, the frequent visits led me to moving and living full time in Belize twice - once owning and operating a business catering to both locals and tourists, and the second time my husband and I just needed to get back and enjoy the so many things we were missing about the country. I currently split my time between Texas and Belize. I continue to explore all options for your adventure, and trust me; the adventure never stops in Belize. I have had the opportunity to travel extensively throughout the entire country of Belize, and I can tell you that Sunset Beach is one of my favorite properties in San Pedro. The owners do a great job of keeping up the property and paying a lot of attention to detail. Sunset Beach is the perfect location being 2.5 miles south of San Pedro Town. The south end of Ambergris Caye is so peaceful, and Sunset Beach is just minutes away from town while traveling down a mostly paved road. About 1/4 mile before you reach Sunset Beach the road becomes nice and sandy that is well maintained. This unique property sits on 200 feet of beachfront for only 13 units, which never gives you the feeling of being over crowded. I can also assist you with all your needs while in Belize (booking your local flights, a golf cart rental, or any excursions you may be interested in). I will pass on my many suggestions and tips for the area. Sunset Beach is your home away from home.
