Les Charmes de La Roussie is a traditional stone farmhouse dating from 1862 with adjoining converted barn under the typical perigourdine style roof. The property sleeps 8-10 and was completely renovated in 2016, offering you all the comfort for a pleasant stay.
The house sits on the edge of a small hamlet just 5km from Sarlat in the heart of the Dordogne. With a private pool and several terraces set in parklike grounds, the house offers privacy and fantastic views over the Enea valley.

The house provides versatile living accommodation with all modern comforts (including Wi-Fi), whilst retaining its original features and character. The rooms are tastefully furnished, each in an individual style.
Downstairs, the house has a large, open plan, fully equipped modern kitchen and dining room, a lounge with large-screen TV and fireplace. A hallway with a separate WC leads to the Master bedroom, located in the former coach house with patio doors to a private terrace, a super king size bed and on-suite bathroom with walk-in shower, suitable for guests with reduced mobility and wheelchair users.
Upstairs there are a further 4 double rooms and a large family bathroom with shower, bath, double sink and WC. Two of those are in the barn where exposed beams provide a rustic feel. They have twin beds, one set can be combined to a make a 180cm double bed. A step up into the old farmhouse you find a further double room with original oak flooring and a super king size bed (180cm wide). A second lounge/bedroom with a traditional chimney gives access to its own terrace and a double sofa bed. A cot and high chair are available on request.
A utility room with outside access offers washing machine and tumble dryer. There is ample parking within the property which is fully enclosed by a fence and walls.
The large swimming pool is 9x5m, is 1.8m deep throughout and secured by an alarm. The pool area provides a dining table for 12 under a motorised awning, sun loungers, a solar shower and charcoal barbecue. The pool and terrace offer beautiful views over the Enea valley by day and amazing stars by night. There are a number of further terraces around the property offering seating areas in sun or shade.
The house sits within an acre of private grounds on the edge of the hamlet with unspoiled views.its mature trees and charming stone outbuildings provide a park-like feel.

The house is located 4km from the historic city of Sarlat ("patrimoine national"), 1km from Proissans which offers a bakery and a butcher’s. It has its own private gated driveway with parking for up to four cars. The garden is fully enclosed with fencing and walls.

Linen and towels (except for pool towels) are provided. During your stay, the gardener or the pool cleaner may visit the property for an hour or two of maintenance. If they tell us in advance when they pass, we'll let you know, but often they don't.
A few things we do not offer:
The pool is not heated.
We do not offer a pristine lawn, but sloping meadows. Part of it we cut only once a year as wildflower meadow for birds and insects.
The grounds are a parkland with large trees, in late Summer and Autumn the leaves will fall faster than our team can collect.
In the high season the weeds in the flowerbeds grow faster than our gardener can weed them out, and you would not want to have our gardener working around you when you sunbathe on the terrace. So there will be some weeds.
There are two bathrooms, three toilets, but the large bathroom on the ground floor is an en-suite from the ground floor bedroom. So if you don't want to share that one, you only have one bathroom for the remaining bedrooms.
The middle bedroom upstairs is a passage to the bedroom overlooking the pool, the sofabed in the chimney room is not comfortable for two adults. (We're planning to install a double bed there, but due to Covid restrictions may not be able to in 2021, so have kept 2020 tariffs).
