Close to all the amenities - restaurants, shopping, mountain biking, and a park just down the street for kids! Located on a quiet street, yet has easy access to the highway; close to the stadium and downtown. Strictly NO SMOKING and NO PARTYING. We are happy to offer gig speed internet for guests.

***All of the Rest Easy Happy Valley homes, including The Modern Family Whole House, are being cleaned with a strict protocol to ensure that we are providing the safest environment possible for guests. Commonly touched surfaces are being wiped down with disinfectants, including doorknobs, light switchs, counters, cabinet knobs, faucets, etc. All bedding is washed after each stay and we are keeping the home empty for at least one day between reservations. The Modern Family Whole House is located within delivery service of restaurants and grocery stores.***
This house is located in a quiet neighborhood and was remodeled in 2018. Many modern touches were added, including a full subway tile back splash in the kitchen, custom shelving, black iron pipe light fixtures, and maple hardwood flooring. A live edge cherry bar top brings warmth to the kitchen and the kids will love the chalkboard wall. A lot of effort was put into making this house a place where guests will feel at home. From the fully stocked kitchen for making homemade meals, to the handcrafted decor, and kid's games and books, we hope that you will enjoy your stay.
There are two steps outside the house, but once inside, the living space is all on one floor. The living and dining area and kitchen are located to one side of the house with the bathroom and bedrooms down a hall on the other side. Please note that the washer and dryer are located downstairs in the basement. The kitchen is fully stocked with the basic amenities for cooking including stove, microwave, toaster, drip and Chemex coffee makers with grinder, tea pot. The living area is modern, yet comfortable, with plenty of natural light. Sliding doors in the dining area look out onto the wooded backyard. The living area is modern, but comfortable with a faux leather sofa, comfy sitting chairs, and glass coffee table. The SmartTV is located on a reclaimed wood wall and framed with custom industrial pipe lighting. Unique artwork brings a stylish touch to the home. The bathroom has a full shower with low profile edge, large vanity, and custom reclaimed wood mirror.

The house is located 5 minutes from the game lands in Toftrees with plenty of trails for hiking and biking. The Scotia and Rothrock gamelands are easily accessible via the highway, both just 15 minutes away. There is easy access to the North Atherton "main drag" - Wegmans grocery store and Trader Joe's, Starbucks, Panera, an urgent medical center, and Otto's Brew Pub and Barrel 21 Distillery.
Please note that the house is NOT located in downtown State College. If you want a place within walking distance to campus or downtown, this is not the house for you. IF YOU ARE COMING TO STATE COLLEGE TO PARTY OR BARHOP, THEN OUR COTTAGE IS NOT THE RIGHT SPACE FOR YOU. We live nearby and are very strict about this rule. However, if you are looking for a clean, tastefully decorated, quiet house to relax, with access to all the best State College has to offer, then our home is perfect!
A note about our TV: We have a wifi enabled SmartTV with Chromecast. We do not have standard cable (ie: Fox, NBC, etc). You are able to use your smart phone to send shows to the TV through Chromecast. Also, the TV has apps such as YouTube and Netflix (login to your own accounts) installed for you to use.
***PLEASE NOTE: We must be informed if the person listed on the Airbnb account will not be staying in the home and will be placing the reservation for a third party. The person who places the reservation with the Airbnb account is responsible for actions of all guests and for making sure that guests are aware of all rules BEFORE staying at the cottage.

We live in an old farmhouse in the suburbs and enjoy the outdoors, farmer's markets, and local coffee. Liam works as a carpenter, revitalizing old homes by upcycling found materials while adding modern touches. By State College standards, we are locals (been here over 15 years) and love the accessibility for outdoor adventures coupled with the amenities that a university town offers. We are proud to provide homes for travelers that we ourselves would enjoy staying in.
