Walk through small olive plantations, past fig trees and Mediterranean woods to the beaches (25 mins) or along old goat paths to experience the peninsula in all seasons.

And if you are looking for a little more activity, Tivat ( Porto Montenegro), Kotor ( famous Fjord) and Dubrovnik ( renowned old town) are all a stone's throw away....

Lustica, a real get-a-way of pretty beaches, and peaceful countryside covered in thick olive and pine woods, while at the same time surrounded by the deep blue waters of the Adriatic, and famous Boka Kotorska fjord.

A natural habitat for flora and fauna, there is plenty to discover among the small beaches, the famous Blue cave, Mamula island and Arza fort, the island-church, while wonderful winding roads have dramatic views of the sea and underdeveloped coast

The Lustica Mill house is a peaceful retreat from busy civilization and offers you, your family or friends a relaxing holiday in a bright and spacious home (3 bedroom, sleeps 8) -whether you are a small party of 2, or a larger group of up to eight persons. Prices are given for 4 persons and for 6 and 8 persons you will see price in the price notes - or ask.

On the top floor, it has a large and cozy double and twin bedrooms (both en-suite), while down below, on the ground floor, there is a comfortable double bedroom (suitable for persons with restricted mobility); the kitchen and lovely stone dining area, is situated beside the old mill. On the middle floor, there is a comfortable and bright reception room and a studio/office which also has a fold out bed for 2 persons. Finally, there are 2 sunny outdoor terrace areas and a charming garden.

The house is located on the edge of a peaceful village which lies among the rolling green hills of the Lustica peninsula.

The house has a unique and warm atmosphere created from a combination of traditional old stone and colourful interiors, decorated using wood and metal furniture, materials and decorations from from Katmandu, Nepal.

Spread out over three floors, the house is also spacious for guests to enjoy quiet and private corners to read a book, do nothing, fall asleep, … while other parts of the house are more spacious and well-equipped for larger groups to enjoy the living, dining and outdoor areas during morning and evening meals, preparing BBQs, sunsets and other gatherings.

The house is located in the charming town of Marovici, with its stone houses,small streets and peace and quiet; The house has 2 terraces and a small garden and all surrounded by old stone walls. Outside there is private car parking.

The house and kitchen are well equipped with ample space and equipment to prepare locally caught fish and fresh salads (from the many markets) on our solid stone kitchen work areas, a hob/stove, oven, fridge/freezer, microwave, dishwasher. The house also has a washing machine, iron/ironing board, internet access (separate), air conditioning in 2 bedrooms, or room fan, child cot, barbecue and plenty of indoor and outdoor sofas, chairs and furnishings.

The house is accessed through large exterior wooden gates and there is an intercom outside the main doors. There is a large grassy and pebble private area outside the old walls surrounding the house, to park a car and this area is bordered by gardens and fields, as well as another dwelling which shares the parking area. There is ample secure children playing areas. Outside the outer gate, a small road leads into the village, or, down a lane will bring you, to paths that lead through the surrounding fields to two beaches. Within a 15 minute drive, there are several other villages and beaches on the peninsula of Lustica, such as Oblatov, Rosa, Ponte Veslo and elsewhere.


If you like walking or swimming, the town is surrounded by delightful paths, and the beaches of Mirista and Zanice are a short stroll away. Both beaches have facilities, such as restaurants, cafes and shops and as well as chairs, umbrellas (to hire) and a lifeguard to keep an eye on things.

From the small harbours, boats go back and forth to the island-Orthodox church, the fort at Manula, the coastal fort of Azur, and the Blue Cave which is large enough for boats to go in and out, but not before stopping to allow bathers to take a dip in its famous blue waters. During season, boats also regularly sail the waters between these beaches and the larger towns of Herzeg Novi, Igalo, Zelenika, and Rosa.

At one time, Lustica was one on the outer limits of the Venetian Montenegrin territories, and the peninsula inhabitants built their villages as small stone fortresses, making for interesting urban planning that has almost stayed the same for hundreds of years. Later, under the Austro Hungarian Empire and Yugoslavia, the peninsula became incorporated militarily and huge old stone fortresses, submarine bases and look out points are a unique and interesting feature of the Peninsula today.
The immediate area surrounding Lustica lie many of the more popular tourist sights, such as the old walled town of Budva, Kotor and its dramatic fjord, the mountain tops of Orien and Lovcen, the historic capital at Cetinje, and the renowned city-state of Dubrovnik is not far away, across the border, in Croatia.

While it is possible to stay here without a car, (arriving and departing by taxi), and using the limited public transport that does exist, having your own car is almost essential if you are not familiar with the area, as well for visiting the nearby historical towns and also useful for stocking-up at the shopping centres in Radovici, or Tivat (35 mins), or Kotor (35m) and Budva (45). There are 2 new large supermarkets 25 mins away. A LOCAL (SUPERMARKET) VAN CALLS TO THE VILLAGE DAILY WITH ALL BASICS AND MORE.......

Tivat Airport is 30 minutes by car, Dubrovnik Airport is 1h30m, and Podgorica is 2 hours away. The ferry port of bar, is 1.5 hours away.









An ancient village where all houses are 400 years old and people live there for dozens of generations.
