Travel restrictions
Due to COVID-19 there are lockdowns in place across the UK and travel is not permitted other than in limited circumstances until at least April. Failure to follow the law is a criminal offence.
The annexe is formed from a small portion of our charming 16th century cottage situated on the edge of the Ashdown Forest in East Sussex. There are walks from the door of the annexe, and a bus stop at the end of the drive taking you to Brighton or to Tunbridge Wells. Walkable is a post office and store, pub, farmshop and cafe serving local and organic produce, as well as day fishing on their lake. Uckfield is 1.5 miles away and provides a larger range of shops restaurants and services.

The annexe comprises a comfortable bedroom with double bed, a wardrobe and chests of drawers. We can also provide a single bed if required. There is a cosy sitting room with a TV and a wood burning stove. The beamed ceiling is quite low and any guest over 6 feet tall may have to duck! The kitchenette is in the conservatory and comprises a basin and taps, cupboards, microwave, fridge, mini cooker, kettle and toaster. There is a modern shower room. We provide a welcome pack of breakfast items in the fridge, plus tea, coffee, sugar etc, and some logs for the wood burner in the winter months. Outside there is a small patio area with a table and chairs. This has views over the fields and fairy lights in the pergola which are on a timer at night.

Access to the annexe is via a passage at the side of our cottage. A key will be left in a key box in the passage and guests will be sent a code to the key box. Guests will have access to free off road parking on our drive next to the road (please leave us a space too!). There is lighting in the side passage and outside security lighting.

If you are planning to go walking in the winter months it is advisable to bring wellington boots or walking boots as it does get quite muddy here.
We welcome well behaved dogs, and we have a dog and cat who live in our cottage. Both are friendly.
You will find provisions for a continental breakfast in the cupboards and fridge - including eggs, bread, butter, preserves, tea, coffee, sugar, milk and biscuits.

Five Ash Down is a quiet hamlet one mile north of Uckfield. It is close to the Ashdown Forest for lovely walks, Brighton, Glynde (for opera), Seven Sisters Country Park, Drusilla’s zoo, Bluebell Railway Line, South Downs, Lewes, a lama park, the Winnie The Pooh Bridge, mountain biking at Bedgbury pinetum, and numerous National Trust properties. Oast Farm Shop behind us has a fishing lake with day tickets available from the farmshop costing £6.00.

Hello there! I am Karen and I am married to Andrew and we live in the cottage next door to the annexe with our little rescue dog Dottie and our grumpy cat Pumpkin.

We are happy to help guests wherever we can. We live in the cottage adjoining the annexe and so can be contacted in person, or by text message email and phone with any queries.
