Chinese - $$ - 8 min Walk - Signature chain known for its famous bubble teas—cold Asian teas made with sweetened milk and tapioca balls. My favorites are the black grape and grapefruit tea so far. I tried the avocado and the dragonfruit as well. Hopefully will be back to try more!! I'm addicted!

Now called PARTNERS COFFEE. Great Aussie style coffee, great place to hang and people watch from the neighborhood. Great big windows for sunny days and outdoor bench if the weather is to be enjoyed.

Wonderful coffee, teas, and cold brew. Everything is good. Can get busy from time to time but the atmosphere here is great. I like to come here to work sometimes. Their snack/breakfast items are also good.
